"Karen included our Family Requirements"
From the beginning, before we had really made a firm decision to move, Karen was putting forth lots of effort on our behalf. And she really didn't know if there would be a payoff in the end. After all, she is a Sales Person. But she seemed more interested in our needs rather than those of her own. After we decided to move to STL for personal reasons, my wife made a trip to meet with Karen and spend 2 days looking at the market. Karen was extremely sensitive to staying within the parameters we had set for that initial search. She was not going to show us anything that didn't fit the criteria. Then I made a 1 day trip to see for myself. This time we changed the sear parameters. She was very artful in the way she helped me understand why my wife and I had decided to make the changes we did. She could sense my skepticism. And we spent a very long day together. She kept giving me more and more information because she understood that my wife would want and need a full report of my search. Because she was so plugged into the market, she even showed us houses that were not in the listings yet but would likely be available in the right time frame for us. Enough about all that kind of stuff though. That should be and is for Karen, Real Estate Sales 101. We think the best thing about working with Karen was the way she included family requirements that we may not have really put so high on our priority list. And not because we wouldn't want to. But because we were too close to it all. She was extremely concerned that we find a safe haven for our children to play and grow. You see we have 2 hearing impaired children who love to be outside riding bikes, running through the grass and generally doing what most you children want to do. They just can't always hear an on coming car that might sneak up behind them. So, if you want a realtor that goes beyond "how many bedrooms", "how much square footage" and whether or not you want a Ranch or a Two Story then Karen Wagner would be a good choice. Good Luck. If you are selling your home, you should be prepared for the day your first offer comes in. When your real estate agent calls to say there is an offer on your home, you will naturally get excited. When your agent describes the offer, you will probably experience an adrenaline rush. Whether the offer is good or bad, you should just remain calm--and discuss a counter-offer with your agent. The negotiations of a purchase begin with the buyer's ideal terms and a counter offer that communicates the seller's ideal terms.
A good agent will look beyond the price when evaluating an offer. If the buyers' financial qualifications are shaky or the offer includes potentially problematic terms or conditions, your real estate agent should be there to minimize any risk to you and to address these items in your counter-offer. Your agent's job is not to make a decision for you, but to be sure that you understand fully what the offer includes and what is expected.
